Form 1 Preparation

Getting ready to sell? Let's get your Form 1 sorted.

Here’s how we can help:

So you’ve come across the term Form 1, sometimes referred to as a Vendors Statement. Form 1 is a legal form that must be provided by the vendor to the purchaser. The form discloses important information about the property so the purchaser is aware of any particulars so they can make an informed decision on whether or not to proceed with the purchase.

This form is a very important one and it is critical that it is filled in correctly and prepared in accordance with the Act. Delays and inaccuracies in the form can affect a number of things such as cooling off periods and contract rights aswell as serious consequences to the vendor.

As Licensed Conveyancers we have extensive experience in the preparation of a Form 1 for vendors and agents and can assure a smooth process.

Land Division

Making more of your land? Start here.

Here’s how we can help:

Looking at subdividing? Re-aligning boundaries? Whether you’re a first timer developer or a commercial property expert, we’ve helped clients from all over South Australia divide and title properties.

If you’re reading this then chances are you’ve already done a bit of research regarding subdivisions and understand that while although completely possible (and a great idea in many cases!) it is fiddly work which is why it’s absolutely crucial that you are fully informed from the start. That’s where we come in.

After a consultation with us we can provide you with an estimation of costs and guide you through every step of the process, providing advice along the way.

There are three different types of titles in South Australia and we can talk you through the pros and cons of each, helping lay out all your options so you can make the right choice for you and your property. Family Transfers

When property stays in the family.

Here’s how we can help:

There’s a number of reasons why you might want to transfer your ownership of a property or perhaps just a part of it to a family member. You might want to pass property on to children or grand children, you may be acquiring interest in a property presently held by another family member or you might be required to as part of a family law settlement.

Either way, as Licensed Conveyancers based in Port Lincoln, South Australia we transfer property titles every day and can guide you through the legal process, making the transfer as seamless as possible.

Deceased Estates

Property matters, handled with care.

Here’s how we can help:

At the passing of a loved one that last thing you often want to deal with is all the paperwork that can come with it. Dealing with the land held in the name of a Registered Proprietor after their passing is something that needs to pass through the Land Titles Office. Patterson Conveyancers can assist you at this difficult time by advising, preparing and lodging all the required documents making the transfer to the survivor as seamless as possible.

How the Land Titles Office deals with the land will depend on how the deceased held the property; for instance whether they were Sole Owner, Joint Tenants, Tenants in Common or Trustee. The majority of couples hold land as Joint Tenants making the transfer of the property quite seamless after the correct Applications to Register Death are lodged. In other circumstances however the process can be slightly more involved with a number of other forms and documents required. As Licensed Conveyancers based in Port Lincoln, South Australia we can handle the entire process of a deceased estate taking one less burden off your to do list.
